The Saku municipal council approved the detailed
plan for Tänassilma development on 14 June,
2002. The area of about 20 hectares is planned
to be divided into 20 plots of production or
commercial land ranging from 2.846 to 12.163
sq m. The development shall include only commercial
land with possible co-use for associated manufacturing
that does not harm the environment, such as
logistics, warehousing and low-scale production.
Assemblage, packaging and light industry are
favoured whereas businesses involving large-scale
pollution and production noise are not recommended.
Plans include installation of all the necessary
utilities:
Heating: gas heating is possible at very
favourable conditions. A gas boiler house can
be built if needed.
Power: five new transformer substations
will be built for electric energy consumers.
Separate plots of 60 sq m each have been set
aside for the transformer substations, so that
a 2-transformer substation with transformers
up to 1.000 kVA can be set up on the plot.
Water for fire extinction is supplied
from waterworks built separately from the main
water pipeline. The diametre of the fire water
pipes is DN100-DN150. Hydrants will be installed
as well. In the development's centre there will
be a separate fire water tank of 400 m³
useful capacity.
Lighting will be installed for the streets
and roads built. Jälgimäe road will
also be lit after its reconstruction. Lighting
will feature high pressure Na-bulb streetlamps
mounted on conical steel masts about 9-10 m
from the ground.
Communications will be based on the Laagri
automatic telephone exchange (RSS). Communication
lines within the development are in an underground
pipeline. Each plot will have an individual
entry from the main pipeline. Each plot will
also get a communication cable of required capacity
from the main communication cabinet on Jälgimäe
road or from the low-scale communication cabinet
(pillar) to be installed.
